An interest rate is the β€œprice” a lender charges a borrower for a loan. Just like a pair of jeans at your favorite store, every loan has a price tag. That price tag is the interest rate. But instead of dollars and cents, the price of borrowing a sum of money is a percentage of the total amount borrowed.Β 

Interest rates rise and fall daily based on loan type (rates are typically lower for shorter-term loans), what the Feds are doing (the U.S. central bank), and, yes, inflation.Β

Remember…

A BUYER’S MARKET is when there are more homes available than buyers looking.
A SELLER’S MARKET is when there are more buyers looking than homes available.

In general, it’s a seller’s market if inventory is adequate for 5 months (or less) worth of sales. If you have 5 to 7 months of inventory, you have a balanced market, and anytime you have more than seven months’ worth of inventory, you’re in a buyer’s market.

Let's see what that means in Miami-Dade.

To determine inventory, we take the number of houses for sale and divide it by the number of sales in the past 30 days.

- Single Family Homes currently on the market : 4,192
- Single Family Homes sold last month : 657Β 

Divide those 4,192 /657 = 6.38
That puts us in a BALANCED market at least for today .
