Renting with a roommate in Miami? Read this before you apply.

In most rentals, every adult who will live in the home submits their own application. ID, income, credit and rental history are checked per person, even when you plan to split the rent.

3 moves that make approval easier:
1. Add up your combined income first. Landlords commonly look for 2.5 to 3 times the monthly rent.
2. Put every adult on the lease. It protects everyone and avoids problems with the landlord or HOA.
3. Agree in writing how you will split rent, utilities and the deposit before you sign, not after you move in.

A co-signer (or guarantor) guarantees the rent if you cannot pay. Landlords and HOAs usually ask for one when income or credit history is thin — it is a backup, not a rejection.

What a co-signer typically needs:
- Income well above the rent on their own
- Solid credit and verifiable employment
- Willingness to sign and submit documents quickly

No co-signer available? Ask about alternatives: a larger deposit where allowed, extra months prepaid, or a smaller unit that fits your current numbers. A good plan beats a rushed application fee.
