🏡 How you take title matters more than you may think!

When purchasing a property, one of the important decisions you’ll make is how you’re going to hold ownership. It may seem like a small detail at closing, but the way title is taken can affect what happens to the property in the future, including ownership rights, estate planning, liability, and potentially taxes.

Depending on your situation, there are several ways a property may be titled, including individually, jointly with another person, as tenants in common, through a trust, or through a business entity such as an LLC.

There isn’t one option that is right for everyone. A married couple purchasing their primary residence may have very different needs from siblings buying together or an investor purchasing a rental property.

✨ My biggest advice: Don’t wait until you’re sitting at the closing table to think about it. Ask questions early and speak with your title company, real estate attorney, CPA, or estate-planning professional when appropriate so you understand which option makes the most sense for your situation.
