Q: Should I have a Realtor when I am buying a NEW CONSTRUCTION home from a Builder or Developer?
A: The answer to this is, YOU ALWAYS NEED A REALTOR!
Your Realtor is always going to seek your best interest, where as the developer or builder is working for themselves or the company, protecting their bottom line. Realtors can help you navigate and negotiate additional incentives and credits that you will not be presented by a builder or developer.
In the case of working with a big developer, your realtor might not need to be as involved since you usually have a sales representative from the company assigned to you. That person can be referred to as the listing agent, not your agent. Your agent will help you understand the breakdowns and go through the contract with you... not skipping over the fine print.
Also, you need to keep in mind that the commission a Realtor receives is always paid by the seller, it doesn't come from your pocket. π
