QUESTION & ANSWER FRIDAYS

Q: Should I have a Realtor when I am buying a NEW CONSTRUCTION home from a Builder or Developer?

A: The answer to this is, YOU ALWAYS NEED A REALTOR!
Your Realtor is always going to seek your best interest, where as the developer or builder is working for themselves or the company, protecting their bottom line. Realtors can help you navigate and negotiate additional incentives and credits that you will not be presented by a builder or developer.

In the case of working with a big developer, your realtor might not need to be as involved since you usually have a sales representative from the company assigned to you. That person can be referred to as the listing agent, not your agent. Your agent will help you understand the breakdowns and go through the contract with you... not skipping over the fine print.

Also, you need to keep in mind that the commission a Realtor receives is always paid by the seller, it doesn't come from your pocket. πŸ˜‰

There's a lot more that goes into homebuying, but here's a great starting point.

1. I get asked when the right time is to get started with the process. I always recommend starting 6 - 12 months before you're actually wanting to buy. This allows you to find the team you want to work with and trust. Preparation is key with homebuying. Beefing up the savings is what I find to be the most crucial part of the preparation.

2 & 3. These go hand in hand. Working with an experienced Mortgage Broker allows you to see your financial standpoint and health and make a decision on what is best for you.

4. Not just because I'm a Realtor, but this can make or break a great deal. I have seen people struggle because they didn't have the right person in their corner. That's what Realtors are, your best friends in this process always looking out for your best interest.

5. Negotiate. As a first-time homebuyer you might think you have to accept everything you're being presented and it's not like that. You can negotiate so many things... that's where I come in and work my magic for you.

This Man Crush Monday goes out to me. You're probably thinking it's weird, trust me it felt weird as I wrote it. All jokes aside, I am really proud of myself and I just want to share that with you all.

Over the past few years, I have learned that I haven't "loved" myself very much, mostly when it comes to my career. Year after year... 15 years later I experienced some moments where I allowed myself to be put down and disrespected. Not once did I stop them or remove myself from that situation, until last year that is.

Self-love comes in many forms and I've come to realize that I needed to learn this cycle and grow the courage to do what I did last year. It was not easy, it was one of the hardest decisions I have ever made to leave banking after 15 years but it was the best one for my physical and mental health. It helped that I was received with open arms by and the family.

Today, I feel so confident and I have found my voice. Even within difficult conversations with clients (let's be real it's stressful sometimes especially in this market) I have been able to build those healthy boundaries to be respected.

Dad is one of my favorite titles. I have been blessed with the opportunity to have three little ones. Time with them is precious to me. The way we spend our time, truly defines who we are.

Deciding to buy a home is a big move (pun intended 😝)!

I always recommend for my clients to start by getting their pre-approval. This gives you an idea of what you can truly afford. Then we can move on to my three tips!

1️⃣- Location- When we can narrow down your search to 1 or 2 area of interest it is easier to be where you truly want.

2️⃣- Size & Style- With your pre-approval I will be able to guide you to the type of home that fits the needs of your family.

3️⃣- Budget- You budget is the most important thing for me. I will never guide you into a home that will be too much for you. With my background in finance & working along with your mortgage broker we can help you obtain a comfortable monthly payment.

Being flexible in this market is key. I have worked with families who want a townhouse and realize they may be able to comfortably afford a single-family home or vice versa.
