Miami Homes Are Selling Below Asking
As someone who has called Miami real estate home for over three decades, I’m seeing a notable development for buyers: Miami homes are currently selling for about 5% below asking price on average. This places our city among the top U.S. markets for buyer discounts, and it means there’s more room than usual to negotiate a favorable deal. Out of the 50 largest housing markets nationwide, 38 are showing sales below list price, but Miami stands out with the deepest average markdown—greater than what we’re seeing elsewhere in the South, where the typical discount is closer to 2%–3%. For those considering a purchase, these numbers confirm that Miami is currently leaning toward a buyers’ market, with negotiating power shifting away from sellers. I always strive to guide my clients through these changing dynamics, ensuring every move is informed, strategic, and rewarding.
