One of the most overlooked parts of buying real estate internationally isn't the financing or the paperwork...

It's understanding the culture.

Every country has its own way of doing business. Some negotiations are built on relationships. Others are more direct and numbers-driven. In some places, a handshake carries significant weight. In others, every detail is documented through a formal legal process.

That's why I believe one of the most important parts of international real estate is taking the time to understand the country's customs, business practices, and expectations before you ever make an offer.

Real estate isn't just about buying property.

It's about building trust, respecting different cultures, and knowing the rules of engagement.

The more we understand each other, the better business we can do together.

Let’s be Legit

I get push back all the time when I ask people to send me their form of identification before moving beyond a conversation into the beginning stages of a transaction.

Showing me your identity, proves two things to me number one that you’re a real person, number two that you are serious about doing business with me

Realtors get strung along by so many scams and tire kickers that it’s important for us to have qualifying steps before we decide to work with clients

It’s not a power trip it’s a safety measure and a qualifying process

I know other agents who have scheduled showings for clients who have refused to share their identification and found themselves in some pretty dangerous situations as a result.

We are showing homes to strangers in good faith. All we ask for is a little respect in return.

One of the biggest mistakes people make when considering an international property is choosing the country before understanding their goals.

Before you start looking at homes, ask yourself:

🏡 Am I looking for a vacation home, an investment property, or a place to eventually retire?

🌎 What kind of lifestyle do I want?

💵 Will this property generate income, or is it purely for personal enjoyment?

⚖️ What are the country's ownership laws, taxes, and short-term rental regulations?

✈️ How often will I realistically use the property?

🤝 Do I have a trusted team in place to help me navigate the purchase?

The property is important—but choosing the right country and building the right team can make all the difference.
