US Home Prices Rose in Q2

In Q2 2026, demand remained strong: home prices climbed in 184 out of 230 metros nationwide, pushing the national single-family median to $434,900, a 1.5% increase over the previous year.
Regionally, the Northeast saw a 3.8% rise to $547,200, while the Midwest followed with a 3.6% increase to $340,800. The South, including our home markets, climbed a modest 1% to $380,000—driven by faster job growth—while the West dipped slightly by 0.8%, settling at $637,900. Sales increased in most regions, though the Northeast lagged due to slower hiring and faster price appreciation.
For those considering mortgage payments, the typical monthly payment reached $2,199 in Q2 2026—up $219 from last quarter, but actually $52 less than a year ago. Families are spending 23.8% of their income on mortgage payments, compared to 21.8% the previous quarter. Notably, while payments rose by $214 on starter homes, their prices actually fell year-over-year, opening new doors for entry-level buyers and investors alike.
