It is hot as hell in south florida in the summer !

That’s why I consider HVAC one of the most important systems to us down here in the heat of south florida. If you ever encounter a problem with you AC check these things before calling a tech

1. Make sure your exterior condenser turns on when you lower that temperature (that’s what blows out hot air and provides cool air for the handler to push into your home)

2. Check your refrigerant line & compression line (SKINNY ONE should be warm to the touch, the THICKER ONE should be very cold

3. Check a your ac drain (usually white plastic PVC) if it’s clogged your ac won’t turn on

4. Check your thermostat (that’s the brain of your AC if it’s not sending the signal then it’s your thermostat)

South Florida is the highest rated place for termites so if you are buying a house and see some don’t panic 9 in 10 houses in South Florida Have them instead understand their behavior to mitigate infestation.

Whenever you see termite wings that means they are looking to make a new colony, so once they are present something needs to be done because once they are in, it’s very hard to find directly where they are until they have deteriorated the wood. 🪵

One of the most common DEFECTs found on all inspections. This type of plumbing is prone to clogs, and things getting stuck due to the ridges it has on it. Additionally INSURANCE carriers WILL NOT INSURE the house you are interested in if it has this type of plumbing.

Double tap in an electrical panel means two wires connected to one breaker. This can cause overheating and is a potential fire hazard. It should be corrected by a qualified electrician.

Razones comunes por las que el aire acondicionado se congela y deja de enfriar:
1. Bajo refrigerante (fuga) → La presión baja y el serpentín se congela.
2. Falta de flujo de aire → Filtro sucio, ductos bloqueados o ventilador con problema.
3. Serpentín evaporador sucio → Provoca acumulación de hielo.

Cuando el serpentín y la línea de refrigerante se congelan, el sistema no puede enfriar y al derretirse el hielo puede gotear agua.
