Renta fija cada 90 dĂas. Puntual, como un reloj.
Es una de las frases que mejor suenan en preconstrucciĂłn, y no es mentira. Pero
“fija” describe cuándo te pagan, no cuánto te queda.
Antes de firmar cualquier programa de renta garantizada, haz estas tres:
¿Quién paga la cuota del edificio, los impuestos y el seguro? El gimnasio, la
piscina y el coworking que te encantan salen de esa cuota, y alguien la paga
todos los meses. Si sale de tu renta fija, la cuenta cambia entera.
ÂżTe pagan si la unidad está vacĂa? “Renta fija” y “renta garantizada” no siempre
significan lo mismo. Que te lo enseñen escrito, con la palabra exacta.
¿Y cuando terminen los dos años? Ahà se acaba el programa y empiezas tú, con el
mercado que haya ese dĂa. Nadie sabe cuál será.
Ninguna de las tres es una trampa. Son las tres que casi nadie hace.

“fixed” describes when you get paid, not what you keep.
Before signing any guaranteed-rent program, ask these three:
Who pays the building fee, the taxes and the insurance? The gym, the pool and
the coworking space you love come out of that fee, and somebody pays it every
month. If it comes out of your fixed rent, the whole math changes.
Do they pay you when the unit sits empty? “Fixed rent” and “guaranteed rent”
don’t always mean the same thing. Get it in writing, with the exact word.
And when the two years are up? That’s where the program ends and you begin, with
whatever market exists that day. Nobody knows which one.
None of the three is a trap. They’re just the three nobody asks.
