What’s Your Buy Box?

Seeking your next commercial property in Florida?

“Send me a good deal” starts a conversation. Defining what a good deal looks like for you gives the search direction.

Your buy box is the set of criteria that determines which properties fit your goals—and which ones don’t.

At Muñoz Real Estate Partners, we want to understand what you’re looking to acquire:

• Property type: Industrial, retail, multifamily, medical office, office, hospitality or land.

• Target market: Your preferred cities, neighborhoods or specific areas across Florida.

• Acquisition budget: Your purchase-price range and whether improvements need to fit within that budget.

• Investment strategy: Current income, value-add, redevelopment, long-term ownership or a building for your own business.

• Property requirements: Square footage, unit count, occupancy, tenant mix, condition or development potential.

• Timing and financing: When you want to purchase and whether you plan to use cash, financing or investment partners.

• Must-haves and deal breakers: The requirements you won’t compromise on—and where you have flexibility.

Whether you’re pursuing your first commercial acquisition or expanding an existing portfolio, clear criteria help focus the search and evaluate opportunities with purpose.

Don’t wait until a property catches your attention to define what you need. Let’s establish your acquisition criteria now.

DM “BUY BOX” with your property type, target area and budget. We’ll start there.

Leasing Office Space? Look Beyond the Rent.

Your next office should support how your business operates today—and where it’s headed.

Before signing, consider:

• Your space needs: Team size, private offices, meeting rooms, client visits and room to grow.
• The total cost: Base rent, additional expenses, parking, utilities, improvements and moving costs. Confirm what’s included and what’s extra.
• The location: Employee commutes, client access, parking availability and building functionality.
• The lease terms: Annual increases, improvement allowances, rent abatement and renewal options.
• The timeline: Delivery condition, construction, required approvals and when rent payments begin.

A lower asking rent may lose its appeal if the space requires substantial work or delays your opening.

Start planning before your current lease—or your growth—forces a rushed decision.

Muñoz Real Estate Partners helps businesses evaluate office options and negotiate commercial terms aligned with their needs, budget and timing.

Opening, relocating or expanding?

DM us your preferred area, approximate square footage and target move date. Let’s plan your next move.

📊 THREE MARKETS. DIFFERENT OPPORTUNITIES.

Miami-Dade • Orlando • Tampa

Understanding where rents, vacancy, and demand are moving can make a meaningful difference in your next commercial real estate decision.

Our latest MREP market reports cover office, industrial, retail, and multifamily using Q2 2026 data.

📍 Miami-Dade: Office occupancy improved, retail remains tight, and industrial tenants have more negotiating room.

📍 Orlando: Retail demand remains strong, while apartment absorption is helping the market work through new supply.

📍 Tampa: Retail availability remains limited, industrial vacancy is steady, and multifamily rents continue to face pressure.

For owners, investors, and businesses, the opportunity depends on the property, location, tenant quality, and price—not simply the city.

Which market are you watching—and are you looking to buy, sell, lease, or develop? Comment below or contact MREP to discuss your next move.

Land Value Is More Than Price Per Acre.

Two sites with similar acreage can support very different projects—and very different prices.

Before buying, selling or bringing in a development partner, look beyond the asking price:

• Location & Access: Does the site connect to customers, tenants, transportation and market demand?
• Zoning & Entitlements: What can be built, at what density, and what approvals remain outstanding?
• Utilities & Infrastructure: Are services available with sufficient capacity? What improvements will the project require?
• Physical & Environmental Conditions: How much land is actually usable after accounting for wetlands, drainage, soils and site constraints?
• Development Economics: Does the completed project justify the land price after construction, financing, fees, carrying costs and required returns?

A low price per acre can lose its appeal when infrastructure costs rise or usable acreage shrinks. A higher-priced site may offer a more practical path to development.

The asking price tells you what the seller wants. The analysis tests what the project can support.

MREP works with owners, buyers, investors and development partners to evaluate land opportunities across Florida.

Have land to sell, a site under consideration or a project that needs a partner?

Shovel Ready or Just Marketed That Way?

“Shovel ready” is one of the most frequently used and misunderstood terms in real estate development.

A property may have favorable zoning, conceptual plans, or preliminary approvals and still be months or longer from construction.

Before treating a site as shovel ready, verify:

• Zoning and permitted use
• Site-plan and plat approvals
• Entitlement conditions
• Construction-document status
• Building and site-development permits
• Utility availability and capacity
• Access and right-of-way requirements
• Drainage and environmental approvals
• Impact fees and outstanding agency requirements
• Approval and permit expiration dates
• Required resubmittals or design revisions

One missing approval, expired permit, utility-capacity issue, or unresolved entitlement condition can materially change the timeline, development budget, financing requirements, and value of the project.

The time to uncover these issues is before the purchase contract is signed, deposits become nonrefundable, due-diligence periods expire, or capital partners are given an expected construction date.

A rendering is not an approval.
An approved use is not a building permit.
An entitled site is not always shovel ready.

MREP Development works with owners, buyers, investors, and project partners to evaluate what has been completed, what remains outstanding, and the most practical path toward construction readiness.

The right capital structure can determine whether a real estate transaction moves forward—or stalls.

Debt, equity, and joint-venture capital each play a different role:

• Debt is borrowed capital that requires repayment and is generally paid before equity.
• Equity is ownership capital that assumes more risk and participates in the property’s cash flow and potential appreciation.
• Joint-venture equity brings partners together—combining the property or opportunity with capital, experience, guarantees, relationships, or ex*****on capabilities.

Many transactions use a combination of senior debt, sponsor equity, and joint-venture equity.

The objective is not simply to raise the most capital. It is to create the right structure for the asset—aligned with the business plan, cash flow, risk profile, control, timeline, and exit strategy.

LEASE OR OWN?

For many business owners, the real estate decision is bigger than simply finding the right space.

Leasing can offer flexibility, lower upfront capital, and easier relocation.

Owning can create equity, provide long-term control, and turn your location into another business asset.

The right answer depends on your goals, timeline, capital, and growth strategy.

Before your next lease renewal, it may be worth asking:

Does continuing to lease still make sense or is it time to own?

At Muñoz Real Estate Partners, we help business owners evaluate both sides of the decision and identify the strategy that best supports the business long term.

Thinking about buying instead of leasing?
Let’s evaluate the opportunity.
