Citizens Insurance cut its average rate 8.7% this year. Almost nobody’s talking about it.

Two headlines this month say the exact opposite thing about Brevard’s market. Both are true.

Homes priced right are still selling fast, close to asking. More inventory just means overpriced homes are sitting longer.

Florida’s voting November 3rd on a massive property tax cut for homeowners.

The homestead exemption would jump from $50,000 to $150,000 in 2027, then $250,000 in 2028. Real money, if it passes.

But if you move here after December 31st this year, you’re stuck with the old $50,000 exemption for your first five years, even after the amendment passes.

Selling and buying again in Florida? Don’t skip your homestead exemption. It shaves a real chunk off what you’re taxed on, and portability can carry some of that to your next home.
