$1.4M triplex in Miami we analyzed as a short-term rental deal.
Projected ~$230K/year, ~14% cap rate, and strong upside if optimized for Airbnb.
Price was a little above market value, but we already operate another rental one block away, which makes the risk much lower for us. Location works, numbers work, and the flexibility between short-term and long-term makes this the type of deal most people overlook.
Not perfect, not new, but full of potential.
