If you have been investing for any amount of time you may have already been told to plan on your repair time
To be triple the estimate.
Until you have a few years of
experience estimating repairs, you can expect to pay more than expected for
repairs and labor. Alternatively, you can have a seasoned investor you trust
inspect the property to provide estimate.
Why do you need to overestimate?
Repairs can be a major expense. In most
cases, investors underestimate these costs and the time needed for
repairs. Unforeseen problems may arise, these cost time and money to
fix; and there can be unforeseen delays.
