A couple of weeks ago, Carrollton gave me a very special real estate assignment: help Sr. Emmanuela, their new Campus Minister and high school religion teacher, find a place to call home in Miami.

The wish list? Under budget. Within a 30-minute commute to Carrollton. And available in TWO weeks. No pressure! 😊

After searching the market and going out to see half a dozen properties, I decided I might need a little divine intervention and I reach out to my sphere. 🙏

Our Belen/Lourdes/Carrollton community came through! A wonderful family was just about to look for a tenant for the most darling, newly renovated guest house. It checked all the boxes, and our timing couldn’t have been more perfect. A match made in heaven.

I’m so happy to report that Sr. Emmanuela moved into her new Miami home this weekend! 🏡

Sometimes the perfect property isn’t on the market. Sometimes you have to pray, ask, connect the dots — and trust your people.

A house becomes a home in the details. 🧡

This week I’ve been wandering through our newest listing at 7425 Howard Drive in Pinecrest, and what I keep coming back to isn’t the 21-foot ceilings or the resort-style pool—it’s the small, human things layered throughout.

Macramé installations that soften all that bold architecture. A mahjong table set mid-game, as if someone just stepped away for a moment. 🀄 Stacks of great books—the kind you actually want to pull off the shelf. 📚 A cowhide chair with real personality. Instruments waiting to be played. 🎶 Succulents tucked onto nearly every surface. 🌿

And ochre. Ochre EVERYWHERE—in the pillows, the pottery, the art, the throws. It’s warm and grounding and it makes all that square footage feel like somewhere you’d curl up on a Sunday afternoon. 🧡

That’s the magic of thoughtful styling. It doesn’t just fill a room- it shows you how a life could be lived there.

BEAUTY IN THE DETAILS 👁️

Sometimes it’s the little things that make you fall in love with a place. 🩵

We are thoroughly enjoying our stay at The Break Hotel in Narragansett, Rhode Island—the cutest coastal hotel with a wonderfully kitschy sense of style that just puts a smile on your face.

And the details are EVERYWHERE. The hotel’s signature aqua blue pops up in the most unexpected places—from the retro phone at the front desk ☎️ to the bicycles out front 🚲. There’s even a water & cookie station on every floor, where I discovered what may very well be the best lemon sugar cookie I have ever tasted. 🍋🍪

And then there’s breakfast! Possibly the best all-inclusive hotel breakfast I’ve ever had—made even better by the fact that it comes complete with mimosas. 🥂🥐

It’s coastal, cheerful, a little quirky and completely charming. Proof once again that you don’t need grand gestures to make something memorable. It’s all in the details. 💎

Not so top secret… Joseph Healey just announced he is footing the bill for the free concert on the beach tonight with Maroon 5 in honor of his 60th birthday. For his 50th it was Lenny Kravitz. He know how to celebrate 🎶

BEAUTY IN THE DETAILS 👁️

WE CAN HAVE CAKE! 🎂🕯️

There are few birthday traditions as universally loved as lighting the candles, closing your eyes, making a wish…and blowing them out. But have you ever wondered where that little ritual came from?

The tradition has ancient roots. The Greeks are often credited with placing candles on round cakes offered to Artemis, goddess of the moon, with the glowing candles meant to resemble moonlight. Centuries later, Germans celebrated children’s birthdays with Kinderfest, placing candles on cakes—helping shape the birthday tradition we recognize today. Somewhere along the way came the belief that the smoke from those extinguished candles could carry our wishes upward. ✨

And while birthday traditions have evolved, in the Prio family one thing has remained remarkably consistent for the last three decades: Publix birthday cakes reign supreme! 😂🎂

There have been a LOT of them over the years, but Bella’s beautiful 30th birthday cake deserves a place in the family cake Hall of Fame. Beautifully decorated, delicious, and the centerpiece of a milestone celebration filled with people who love her. 💕

Nothing Bundt Cakes comes in a very respectable second around here—because apparently we take our cake rankings seriously. 😂

Maybe that’s what I love most about birthday cakes. They’re never just dessert. They mark the years, gather everyone around the table, hold dozens of tiny flames—and for one little moment, remind us that no matter how old we get, we’re never too old to make a wish. 🕯️✨

So now I have to know…what’s YOUR birthday cake of choice? 🎂 Publix? Nothing Bundt Cakes? Or is there another favorite we’re missing?

Thirty years ago today, right on your due date, God blessed me with the most incredible daughter I could ever have dreamed of. 💗

My beautiful Bella, you are not only my daughter, but my confidant, my joy, and one of the greatest blessings of my life.

As you begin this next trip around the sun, I pray it is every bit as phenomenal as the last- filled with success, joy, adventure, travel, laughter, and so much love, with Riley, Bogey, and all your family and friends by your side.

Happy 30th Birthday, my beautiful girl. I love you more than words could ever say. Here’s to your best decade yet! 🥂☀️💕

BEAUTY IN THE DETAILS 👁️

Five years ago today, our son Max and Adri got married, and this week I’ve found myself looking back at a wedding weekend where truly every detail told a piece of their love story.
🤵🏻‍♂️🤍👰🏻‍♀️

Nothing was simply chosen because it was beautiful. Every song, every moment, every little touch was thoughtfully selected to reflect their personalities, their history and the life they were beginning together.

At the rehearsal dinner, we surprised them with a flash mob we had secretly choreographed and rehearsed with 26 family members to the song Next Year by Two Door Cinema Club. For a film class, Max had filmed and edited a video using that song. He titled it DREAMERS and dedicated it to Adri. I knew then she was “the one.” It was the one moment of the weekend that made him cry 🥹 and suited their wedding hashtag- perfectly.

Their wedding day was incredible! The girls got all dolled up in matching robes. Every song held a special meaning for them. The loving and funny vows, the memorable toasts, the doughnuts on the cake, the artist who painted the celebration live as it unfolded, and the steel band that led all of us from the ballroom into the party room, where we danced to live music until 2:00 in the morning.

Extra gratitude to Jackie and Jorge for giving them such an epic celebration and pouring so much love into every detail. I wish I could rewind time and enjoy it all over again.

Happy 5th Anniversary, Max & Adri! Five years later, you are still what I’ve always said you were—two puzzle pieces that were made for each other 🧩

And perhaps that was the most beautiful detail of all.
