Florida multifamily investors: this is the window.
Vacancy is up to 6.9% statewide and rents have eased to roughly $2,300/month, the first real give-back after years of breakneck growth. But new construction is slowing sharply through 2027, so this softer window won’t last. Cap rates are still holding near 5%, which means pricing hasn’t collapsed, it’s just less competitive than it was 18 months ago.
Translate: buyers have leverage right now that they won’t have again soon.
