⚠️ What to pay attention to
📑 Make sure all remodeling was done with permits and properly closed, so you avoid insurance, liability, or resale issues
📊 Ask your real estate agent for a comparable market analysis to ensure you’re paying the right price
📏 Even if you’re paying cash, do an appraisal during the inspection period and have the home measured to verify living sqft (under AC)
🏢 For condos: have a lawyer review the condo docs and flag any issues
🛠 For new roofs or appliances: ask if warranties can be transferred to you before closing
🏗 For new developments: check the developer’s reputation, delivery dates, and have a lawyer negotiate terms like escrow structure and notice-to-close timelines
