🏡 How Does the Land-Buying Process Work?

One of the most common questions we receive from prospective buyers is:

“How does buying land actually work?”

Because buying vacant land can feel unfamiliar—especially for first-time buyers—we created a comprehensive guide that explains the land-purchasing process in detail.

We also created this shorter Facebook version with seven important things every buyer should review before purchasing land, whether buying from CrestlineUSA or another seller.

1️⃣ Confirm who owns the property

Look up the parcel through the county assessor’s website and verify that the owner matches the person or company selling the property.

For additional protection, buyers may also choose to request a title search or an Owner and Encumbrance Report from a local title company to identify liens, ownership issues or other recorded concerns.

2️⃣ Confirm what you are allowed to do with the land

Not every vacant lot can be used for the same purpose.

Before buying, contact the local city or county planning department and ask whether the property can be used for:

• A traditional home
• A mobile or manufactured home
• A modular or tiny home
• An RV or camping
• Agricultural or recreational purposes

Be specific about your plans and provide the property’s parcel number.

3️⃣ Verify that the property has legal access

A road shown on an online map is not always a public road.

Confirm that the property has public road frontage or a legally recorded easement allowing access. For rural properties, it is also important to understand the condition of the road and whether it is maintained by the county.

4️⃣ Research utilities and development costs

Ask whether water, electricity and sewer service are available near the property.

Properties without public sewer may require a septic system and possibly a soil or percolation test. Rural properties may also require a private well.

A lower-priced property can still be a great opportunity, but buyers should understand the potential cost of preparing it for their intended use.

5️⃣ Review the property’s physical condition

Whenever possible, visit the property before buying.

Review the terrain, drainage, vegetation, nearby properties and overall accessibility. Satellite imagery and FEMA flood maps can also be helpful, but online maps are not a substitute for seeing the property in person.

A professional survey can help confirm property lines, access and possible encroachments.

6️⃣ Understand the purchase agreement

Before signing, make sure you understand:

• The total purchase price
• The down payment and monthly payments
• Whether interest or additional fees are charged
• Who is responsible for property taxes
• When the deed will be transferred
• What happens if a payment is late
• Whether there is a penalty for paying early

Never hesitate to ask questions. A trustworthy seller should be willing to explain the process clearly.

7️⃣ Research the seller

Online land scams do exist, so take time to confirm who you are working with.

Look for an established business presence, customer reviews, public contact information and independent business profiles.

Be cautious if someone pressures you to send money immediately, refuses to provide property details or cannot demonstrate that they own the land.
