TRUTH - Public Service Announcement: A lot of real estate agents are making clickbait posts about the National Association of Realtors settling a class action lawsuit.

It may say something like “agents are about to get paid less” or “a bunch of real estate agents are about to look for a new career.”

Those agents are lying to you…or they are ignorant. And you have never seen me use that word on any of my social media posts, so trust what I’m about to tell you.

Real estate agents aren’t about to start working for free. That is absolute truth #1.

Personally I would not trust agents who are making clickbait posts with the sale of my house. Because those agents know the truth…

This is bad for transparency and bad for buyers and sellers.

Let me explain it for you…

For decades listing agents offered to split some of their compensation with buyers’ agents by offering set compensation in the MLS.

They can no longer advertise offered compensation in the MLS. This is very similar to how things have always operated on the commercial real estate side of real estate…where agents gets paid 7%-10% as opposed to 4% to 6% on the residential side.

So guess what happens now…when your house is sitting on the market for 30 days, instead of real estate agents taking the 2-3% advertised commission in the MLS (which they were prohibited from negotiating before), they are going to call your listing agent and say “if you want me to bring a buyer, you are going to have to pay me 4%” because this lawsuit now allows it to be negotiated.

You know how I know this? It happens everyday on the commercial side. Commercial agents are the best paid in the industry.

You as the seller don’t want to offer any buyer agent compensation? Buyer agents won’t work for free so they won’t show it. When they don’t show it, less competition means a price reduction…and buyer’s agents demanding higher compensation.

If you don’t believe me, try to sell your house without paying your agent and let me know how that goes. 🤣

FSBO’s have been trying to do it for decades and 95% of FSBO’s end up paying an agent. And the remaining selling on average for 15% less then it would with an agent.
