La inversión extranjera en vivienda lidera las compras en Miami

Florida y Miami son los principales destinos en inversión extranjera en vivienda en los Estados Unidos cuando en el pasado fueron el paradigma de la recesión del mercado inmobiliario. La mayor parte de los inversionistas provienen de países latinoamericanos, Europeos y de Canadá. Los compradores de vivienda en Miami extranjeros suponen ya el 60% de las ventas totales, lo que indica claramente la importancia de la inversión procedente de países foráneos. Los compradores se aprovechan de una situación general favorable como tasas interesantes de cambio de divisas, fortalecimiento del mercado de alquiler, lo que garantiza a los inversionistas el cobro de las rentas. Asimismo, los alquileres están creciendo, por lo que las rentabilidades son cada vez más interesantes, especialmente, si tenemos en cuenta que en estos momentos es posible comprar casas y condominios a precios competitivos en comparación con otros mercados y con años anteriores.

No cabe duda que los últimos repuntes de los precios de las viviendas en Miami se traducen en un escenario de estabilidad y de garantía para la llegada de inversión extranjera. Un cambio de tendencia que los inversionistas interpretan como una oportunidad. Uno de los datos que confirma esta tendencia es el número de ventas registradas en el 2011 en el que se alcanzaron cifras récord, superando incluso los niveles de transacciones que se realizaron en 2005, momento álgido en la venta de vivienda. Las ventas de condominios crecieron en un 54% respecto a los datos registrados en 2012. Con la venta de casas unifamiliares sucedió lo mismo, comparando las ventas con las de 2012 el incremento porcentual en 2014 es de un 36% y no parece que esta tendencia vaya a cambiar en 2016.

Otro factor que interesa a los compradores que buscan buenas rentabilidades y que se muestra como otra opción muy atractiva es la importante lista de inmuebles que han sido embargados por la banca o que están en fase de ejecución. Estos activos inmobiliarios pueden ser adquiridos con importantes descuentos, lo que tiene una repercusión directa en la rentabilidad. Estos descuentos oscilan entre el 35% y el 50% respecto a los precios del 2005.
