Divorcing or dissolving a civil partnership is often a stressful and painful event. Untangling your finances from those of your partners is not easy but it is important for your future happiness.

Who gets the house in a divorce? 😌

There are no set rules as to who gets the house in a divorce and no prescribed way of splitting the house during a divorce. It depends on individual circumstances.

👉If a divorce or dissolution of a civil partnership is on the cards, you need to work out together what you want to do with the family home. If you are able to agree without falling out and want to make the agreement legally binding, you would need to fill in a Consent Order form and send it to the courts.

If you can’t agree, the next steps are mediation (a voluntary and confidential form of alternative dispute resolution) and, as a last resort, requesting a Financial Order from the courts.

The home in which you live is usually the most valuable asset you own. In an ideal world it would be divided equally between the two parties.

✅But it usually comes down to the circumstances of your relationship. Legal ownership of the home and who made the most remortgage payments is not always the deciding factor.

👉Update the kitchen:

✅The kitchen is the most valuable room in a house. It is worth the most per square foot and can make the difference when buyers are unsure

✅Consider refacing your kitchen cabinetry. This is much cheaper than installing new cabinetry and often as effective

✅Upgrading kitchen counter tops is expensive, but can add serious value

✅Declutter the surfaces and just leave a bowl of fruit out. Take out any bulky appliances

✅Consider upgrading the plumbing fixtures and white goods, but keep in mind that while that could make your property sell faster, you will be unlikely to recoup their full value.
