Corcoran’s Q2 Miami Beaches and Coastal Mainland Market Report is out! 🌴🌴🌴

Here are some of the highlights:

- The Miami Beaches market heated up in 2Q 2024 — for the first time in over three years, both the single-family and condo markets saw an improvement in sales compared to the year prior.

- The annual increase in sales, coupled with a greater market share of sales over $5M for both product types, caused sales volume to climb substantially for the Miami Beaches.

- Alongside rejuvenated demand and slightly lower mortgage rates, pricing metrics climbed across the board for single-family homes and condos.

- Listed condo inventory rose by double-digits compared to a year ago, while single-family home supply remained level compared to last year.

- Despite the improvement, inventory is still high compared to the past few years.

- High inventory levels have caused listing discounts to deepen annually, which also helped boost sales.

- Further inland, while the Coastal Mainland experienced a modest decline in condo closings and sales volume, it’s worth noting that single-family home sales volume still saw an annual increase.

The impressive surge in the Miami Beaches market is a very positive sign and points toward future growth across the entire region. Buyers should seize this opportunity in one of the world’s most vibrant and dynamic housing markets.
