Would you move if you could keep your current mortgage rate? 👀

That’s the idea behind the MOVE Act, H.R. 10028.

If passed, qualifying homeowners could transfer an eligible conventional mortgage, including the current rate, terms, and remaining balance, to their next home within 90 days of selling.

For homeowners holding rates near 3%, this could remove one of the biggest reasons they feel stuck.

This is still a proposed bill and is not currently law. We’ll continue following it and breaking down what it could mean for South Florida homeowners.

The biggest mistake buyers make isn’t buying at the wrong time.

It’s waiting until everyone else feels comfortable buying again.

That’s when open houses get crowded, multiple offers return, and buyers start losing negotiating power.

But Miami isn’t one market. Buyers may have more leverage in certain condo and townhome segments, while some single family neighborhoods remain tighter.

I’m not saying you should rush. I’m saying you should understand where the opportunities are before everyone else sees them too.

Miami Dade buyers and sellers are making one big mistake right now.

They are treating this like one market.

It isn’t.

Single family homes are at 4.8 months of supply, which still gives sellers the edge.

Condos and townhomes are at 12 months of supply, which gives buyers more choices and more room to negotiate.

Same county. Two completely different conversations.

Before you decide what to offer, how to price, or whether now is the right time, make sure you are looking at the right market.
