A higher asking price doesn’t always mean a better result.

The goal is to position your home where buyers see the value, take action, and create the strongest opportunity for you as the seller.

Pricing isn’t about guessing the highest number. It’s about understanding the market and having a strategy from day one.

Thinking about selling? Let’s talk about where your home fits in today’s market.

Would you move if you could keep your current mortgage rate? 👀

That’s the idea behind the MOVE Act, H.R. 10028.

If passed, qualifying homeowners could transfer an eligible conventional mortgage, including the current rate, terms, and remaining balance, to their next home within 90 days of selling.

For homeowners holding rates near 3%, this could remove one of the biggest reasons they feel stuck.

This is still a proposed bill and is not currently law. We’ll continue following it and breaking down what it could mean for South Florida homeowners.

DM us “MOVE” to stay updated.

The biggest mistake buyers make isn’t buying at the wrong time.

It’s waiting until everyone else feels comfortable buying again.

That’s when open houses get crowded, multiple offers return, and buyers start losing negotiating power.

But Miami isn’t one market. Buyers may have more leverage in certain condo and townhome segments, while some single family neighborhoods remain tighter.

I’m not saying you should rush. I’m saying you should understand where the opportunities are before everyone else sees them too.

Thinking about buying? DM me the word STRATEGY and let’s talk about where you may have leverage right now.

Miami Dade buyers and sellers are making one big mistake right now.

They are treating this like one market.

It isn’t.

Single family homes are at 4.8 months of supply, which still gives sellers the edge.

Condos and townhomes are at 12 months of supply, which gives buyers more choices and more room to negotiate.

Same county. Two completely different conversations.

Before you decide what to offer, how to price, or whether now is the right time, make sure you are looking at the right market.

Buying or selling? DM me MARKET and tell me HOUSE or CONDO. I’ll break down where the leverage is for your move.

Real estate companies keep getting bigger.

I know what it feels like to work at a large brokerage and still feel like just another agent on the roster. That experience is one of the reasons I built EM Squared Real Estate Lab.

I believe agents deserve a broker who knows their goals, answers their calls and understands when they need support.

We’re not trying to become the biggest brokerage. We’re building the right room with the right people. A place where agents receive real guidance, marketing support and the freedom to build their own name and business.

If that sounds like something you’ve been missing, DM me the word ROOM. The conversation stays private.

Miami real estate in a nutshell 🌴🏡
Every neighborhood has its own personality.
Brickell has the skyline…and the valet line.
Kendall gives you more space…and more time in traffic.
Miami Beach offers ocean views…and those assessments. 😅
Not geographically accurate.
Emotionally accurate.
Just having a little fun. We love all our Miami neighborhoods. ❤️
Which neighborhood did we get exactly right? And which Miami area should have made the map? 👇

🚨 BREAKING NEWS: Most Miami homeowners don’t know this…

One of the biggest mistakes I see sellers make is believing that pricing a home higher automatically leads to a higher sale price.

In reality, the opposite can happen.

An overpriced home often:
• Gets fewer showings
• Stays on the market longer
• Requires price reductions
• Can ultimately sell for less than it could have with the right pricing strategy

The market determines the value.

Your pricing strategy determines the outcome.

If you’re thinking about selling in the next 6–12 months, I’d be happy to prepare a complimentary:

No pressure. Just clarity.

📩 DM me “VALUE” and let’s start with the facts.
