A recent 2025 listings review revealed that Miami now holds the top spot nationally for median HOA fees, with homeowners here seeing an average of $617 per month in association dues. That amount represents about 27% of a typical mortgage payment for a median-priced property where HOA charges apply—a significant factor in monthly budgeting.

The ranking, which compared the 300 largest U.S. metros and focused on areas with above-average HOA listings, highlights just how unique our market can be. Miami’s large inventory of condos, the growth of new-construction communities, rising insurance premiums, and updated inspection and reserve requirements since 2021 all play a role in these elevated fees.
