I make money BEFORE I break ground 🏗️

How? An acquisition fee — usually 1-3% of the purchase price — paid to me for structuring the deal. Kinda like a wholesaler fee… except I still own the deal after.

In March of 2021 , I did my first wholesale deal.

I sold an empty lot to a developer - he paid me $50k - it took 4 weeks to close

I got addicted and kept chasing the next wholesale deal, but it got harder and harder - why?

Because I had to constantly lowball sellers to ensure I still had margins to flip it to a developer

My profits slowly started to go lower and lower

32k, 15k , then 5k , then 7k

And each deal took longer and longer , 4-6 months on average to close, and I had to split profits with 3 other people to make these deals happen

In 2024, I had enough , I thought back to who paid me the $50k for that empty lot - it was a developer

I figured , why not be the developer myself? what’s stopping me? I have the deals , all I need is the capital.

I learned how to raise capital by mastering underwriting and investor relations

I opened a private equity company specialized in real estate developments

I raised $250k for my first development - 8 units multifamily

Then I did 2 more in the same year - both 8 units for total of 24 units under development my first year

Fast forward 2026:

I have 8 figures in multifamily developments , and expanding to Florida

Current strategy:

I refinance and keep 40% of the portfolio and sell the other 60% (multifamily)

A+ luxury locations for selling price of $1400+/sq ft (luxury single family)

Developer launch is less than 2 months old. Already have multiple student success stories

I created this program because I was tired of people thinking they needed capital or experience get into developing real estate

I started with $0 at 27 with no connections or experience

I didn’t even know the difference between a 2x4 and a 2x6 wood frame

But I learned how to harness the power of raising capital with abundance

I would wake up to an abundance of investors blowing up my texts

And it still works today and will continue to work forever

Why?

Because capital needs a place to grow. It cannot stay in a checking account

Inflation is 6% while bank accounts give you 0.5% interest do the math

Developers are capital allocators , we are not swinging hammers

We are building a private equity fund, not a home building company
