Kendall is one of the few corners of Miami-Dade with real room left to build, and 2026 is bringing some headline projects.
After nearly seven years of debate, the County approved GL Homes’ plan to build 524 homes on the old Calusa golf course. Homes still have to clear permitting, but early site work has begun, and the finished community is planned to have over 6,000 trees.
If you are hoping to buy something brand-new sooner, keep an eye on Verdana Grove by Lennar, a community of 54 single-family homes just south of Kendall. Three to five bedrooms, a two-car garage, and no HOA, with pricing expected from the $800,000s. It is opening soon, so floor plans and prices are still taking shape.
Big or small, new construction ripples outward. Over time it can ease a tight resale market and bring fresh attention to the streets nearby.
