BIENES RAICES/ ENERO DEL 2015

Un estudio que abarca 20 ciudades de Estados Unidos indica que el incremento de los costos promedio en Octubre del 2013 a Octubre del 2014 fue de 4.5%, pero en MIAMI fue de 9.5%.

Aunque los precios de la vivienda han sufrido cierta baja en los últimos meses del pasado 2014, los de MIAMI no han seguido esa tendencia, han subido mas que en ninguna otra ciudad del país.

La ciudad de MIAMI marca en dicho periodo una inflación de 9.5% mas del doble.
Solo San Francisco se acerco a ese porcentaje con un 9.1% anual, Metropolis como Nueva York 2%, Washington 2.2% y Chicago 1.9% fueron las que menos aumentos registraron.
El crecimiento de precios en MIAMI se debe al auge de los bienes raíces que vive la ciudad después de la recesión, y esto impulso la llegada de compradores e inversionistas principalmente extranjeros o del norte del país.
Otro gran incentivo que tubo la industria inmobiliaria fue que gran parte de los nuevos clientes compran en efectivo, por tratarse de extranjeros que vienen a invertir aprovechando los precios aun competitivos, para comprar un segundo hogar ante la crisis politico-economica en sus naciones, o para vacacionar.

La inyección de dinero hizo que las obras que quedaron detenidas por la recesión fueran terminadas y se pusieran en marcha cientos de grandes y lujosos desarrollos desde condominios hasta centros comerciales.

Cabe destacar que el alza de 9.5% anual no incluye unidades de condominio, ni nuevas construcciones, sino casas de familia que se han vendido al menos dos veces,(reventa) esto deja suponer que el resto de las propiedades podría haber marcado un aumento igual o incluso mayor.
