𝐒𝐎𝐋𝐃! 🎉 Congratulations and heartfelt best wishes to my clients!

Back in 2023, they were referred to me by a dear friend when they decided to sell their single-family home in Doral and downsize. We successfully sold that property and found them the first-floor condo they were looking for at Village of Doral Place. Fast forward to today: they’re ready for a new chapter in North Florida and once again entrusted me to guide their sale. We secured an offer, closed after resolving some condo questionnaire issues for the Buyer’s lender, and negotiated a 30-day post-occupancy to give them time to close on their next home.

This property was listed at $𝟏,𝟏𝟎𝟎,𝟎𝟎𝟎 and went under contract at full asking price. Although the appraisal came in at $𝟏,𝟎𝟓𝟎,𝟎𝟎𝟎, we successfully negotiated a final sale of $𝟏,𝟎𝟗𝟎,𝟎𝟎𝟎—that’s $𝟒𝟎,𝟎𝟎𝟎 over appraisal!

𝐖𝐡𝐚𝐭 𝐦𝐚𝐝𝐞 𝐭𝐡𝐢𝐬 𝐩𝐨𝐬𝐬𝐢𝐛𝐥𝐞?
Before adding the pool and tiki hut, my clients took a proactive step - they applied for and secured a variance to utilize part of the 20-foot easement caused by the canal behind the property.
