Charlotte County Realtor® Rankings — August 2026 🏆
Charlotte County is delivering one of the clearer rebounds on the condo side of the ledger this cycle. Single-family homes posted solid +4.6% annualized growth across 5,990 sales, while condos surged +22.3% across 1,072 sales. After a stretch of inventory overhang and cost pressure that hit many Gulf Coast condo markets, the sharp tightening in supply here appears to be unlocking stronger price recovery — especially relative to the more muted condo trends seen in several neighboring counties.
Christopher Grant continues to set the pace with $167.0 million, building a substantial lead. He’s done it with a large, high-performing team that has become one of the dominant forces across Southwest Florida, consistently ranking among the top-producing groups in the region. Brian Helgemo sits second at $108.4 million, followed by Luke Andreae at $77.2 million. The gap at the top remains wide, but the depth of production behind Grant underscores just how competitive the county has become.
City by city the leadership is clear: Grant also tops both Punta Gorda ($88.7M) and Port Charlotte ($65.4M). Carla Stiver leads Rotonda West, and John Harms heads Placida.
From the sailboat canals of Punta Gorda Isles and the walkable Harborwalk downtown, to the broader stretch of Charlotte Harbor (one of Florida’s largest natural estuaries and a legendary tarpon fishery), Charlotte County continues to offer a more affordable, less crowded Gulf Coast lifestyle than its higher-profile neighbors to the north and south. Boating, fishing, golf, and a growing mix of retirees and year-round residents keep defining the market.
