Miami’s housing market continues to stand out from national trends, and the latest numbers highlight the unique dynamics we’re navigating here. Active home listings in Miami have dropped 16.9% year-over-year, reflecting the ongoing inventory squeeze. New listings are also down 2.9%. Despite this tightening supply, median list prices remain robust at $495,000—a 2.9% dip, yet still well above the national average. Homes are taking a bit longer to sell, with a median of 85 days on the market compared to the national median of 57 days. After more than thirty years guiding buyers, sellers, and investors through Miami’s evolving landscape, I know how important it is to interpret these shifts with an eye toward both opportunity and risk. US Home Prices Rose in Q2
The second quarter of 2026 brought notable shifts in the US housing market, with home prices climbing in 184 out of 230 metro areas nationwide. The national single-family median settled at $434,900—up 1.5% from last year. Regionally, the Northeast and Midwest saw the strongest gains, up 3.8% and 3.6% respectively, while the South rose 1% to $380,000. The West was the exception, with prices dipping 0.8%.

Sales activity picked up in most regions, led by the South thanks to faster job growth, while the Northeast trailed with slower hiring but quicker price appreciation. As always, I keep a close eye on these trends to guide my Miami and South Florida clients through an ever-evolving market. For perspective, the median monthly mortgage payment hit $2,199 in Q2—$219 higher than last quarter, though still $52 less than a year ago. Families are now allocating 23.8% of income to mortgage payments, up from 21.8% previously. Interestingly, starter-home prices declined over the past year, even as payments grew by $214 per month just this quarter—highlighting the importance of timing and local expertise in navigating today’s opportunities.
