Humidity and moisture. Florida's climate is unforgiving. Hidden water damage can be invisible.

The AC system. Knowing its condition before closing can save you thousands.

The roof. One of the most expensive replacements in any home. Its condition is negotiating power.

Here's something many buyers don't know, and it can cost them.

A professional home inspection is technically optional: you could do it your self, or not do it at all. Some buyers are tempted to save the $$ it costs, but the right broker won’t let you do it.

You'll have a negotiated window (typically 7 days for condos, 10 to 15 for houses) to bring in a professional inspector. Your saavy broker will provide options, and you choose them. And every serious agent will tell you the same thing: don't skip it.

Why? Because what looks perfect during a showing can turn into unexpected costs after closing. Behind the walls, in the attic, inside the AC close, etc. Inspection gives you real information and leverage. You can negotiate repairs, ask for credits, or walk away with your deposit intact.

It's not a formality. It's one of the most important steps in the process.
