$2.62M. Median listing price, meaning half of the homes listed were above this price and half were below.

72 days. The median time a home spent on the market before selling or going under contract.

29.41% fewer days than last year. Homes are spending less time on the market, pointing to stronger buyer activity compared with the same period last year.

$8,500/month: Median monthly rent. Showing the continued strength of Key Biscayne’s rental market.

10.39% increase in rent year over year. Median rents are higher than they were this time last year.

The takeaway?

Key Biscayne continues to show a resilient market, with steady demand across both sales and rentals. And while the numbers tell us what is happening, understanding why they matter is where strategy comes in.
