FLORIDA PROPERTY TAX CHANGES: WHAT HOMEOWNERS NEED TO KNOW
Florida lawmakers have approved a proposed constitutional amendment that could significantly reduce property taxes for many Florida homeowners.
If approved by voters in November 2026, the proposal could:
✅ Increase homestead exemptions
✅ Reduce taxable values for many primary residences
✅ Limit future property tax increases
✅ Improve affordability for Florida homeowners
✅ Strengthen Florida's real estate market
But here's the important part:
⚠️ Nothing has changed yet.
These proposed tax benefits are NOT currently in effect and still require voter approval before becoming law.
Whether you're a homeowner, buyer, seller, investor, or considering a move to Florida, these changes could have a major impact on future housing costs and property values.

WHAT COULD THIS MEAN FOR MIAMI SHORES?
> Miami Shores relies heavily on property tax revenue to fund village services.
> Police, public works, parks, recreation programs, and community improvements could be affected depending on how the legislation is implemented.
> Amenities such as parks, special events, and beautification projects may be impacted by future budget decisions.
> Lower property taxes could increase affordability and help attract additional homeowners to the Village.
THE DEBATE
> Supporters believe homeowners deserve tax relief.
> Critics worry communities could have fewer resources for local services.
