The Miami-Dade County Tax Collector just announced the first property tax distribution of the season. October brought in $58.9 million in collections.

Here’s where your tax dollars went:
🏙️ $11.1M to municipalities
📚 $16.5M to the Miami-Dade School Board
🏛️ $31.3M to countywide services

💡 Property tax bills were mailed Oct 31 and if you pay early, you get a discount:

💵 Early Payment Discounts:
• 4% if paid in November
• 3% in December
• 2% in January
• 1% in February
• No discount in March (last month before late fees begin)

As someone who works every day in Miami real estate, I can tell you the market still feels hot, but also tense. Prices have climbed much faster than incomes, and affordability has dropped to some of the lowest levels we’ve seen in years.

There’s still strong demand from out-of-state and international buyers, but local families are feeling the squeeze. Inventory remains tight, and high interest rates are limiting new buyers. When prices outpace fundamentals, we start entering risky territory.

Miami will always be desirable, but every market eventually corrects. The key is understanding where we are in the cycle and making smart, informed moves instead of emotional ones.
