Believe it or not, this does happen. The good news is there are steps you can take to protect yourself from the "beforeholdover" seller:

1. Schedule a walk-through in your new home one day before closing.

2. Refuse to close if the seller appears to have packed little to nothing (or left too much behind) the day before the closing.

3. If you've closed and the seller won't leave, you can turn to the courts; however, evictions can take at least 30 days.

This crazy situation is rare but happens from time to time. It's one more reason you want a qualified agent by your side during the buying process.

The 30-year, fixed-rate mortgage averaged 2.98% this week, according to Freddie Mac – but any uptick in buyer demand will meet a shrinking inventory of for-sale homes.

Real Estate appears to be rebounding following the COVID-19 shutdown. This is fueled with stimulus checks and the lowest interest rates sine 1971.

Last week’s 3.13% was a record low – this week’s 3.07% is another, and the lowest since Freddie Mac started tracking average rates in 1971.
