A new data study published by our Compass Chief Economist Mike Simonsen and Chief Data Officer Dave Crosby found sellers who used a phased marketing approach by first listing as a Private Exclusive or Coming Soon saw three measurable advantages over going directly to the MLS and portals:
- 4.6% higher sale price than comparable homes listed directly on the MLS and portals
- 34% faster time to contract once the home went active
- 29% less likely to have a price cut once the home went active

Based on the U.S. median existing-home sale price of $430,000, a 4.6% premium puts nearly $20,000 directly into the average homeowner’s pocket.

Independent research points the same direction. Dr. Darren Hayunga, a professor at the University of Georgia, studied 20 years of Dallas-Fort Worth home sales and found that sellers who avoided the “negotiation discount” having days on market & price drop history on the MLS and Portals sold for 1.7% more, with the premium jumping to over 8% for luxury properties.

Phased marketing helps homeowners test price, receive feedback, build buyer interest and create buyer urgency before the clock starts, so the home launches with demand already built and no negative history working against it, reducing risk.

Mortgage rates are near the highest level in a year, but so far, that has only chilled housing demand slightly. Pending home sales are below year-ago levels for the second week in a row, but by just 0.4%.

Homebuyers are most sensitive to mortgage rates when there are big jumps like we saw back in 2022. Rates are rising now, but at a much slower pace—meaning the shock to demand is far less dramatic. Still, it’s worth paying attention to.

For most of 2026, demand has outpaced 2025 levels. Year to date, sales are still up nearly 4% from 2025. Hopefully, the current spike in mortgage rates is temporary. If not, we will likely see housing supply rise again. That may help improve affordability, but can also mean sellers see their listings linger on the market.

The average home for sale currently takes about 70 days to go under contract, and this tends to be the fastest time of year to sell. It may take longer to find a buyer as we approach the end of the year, so sellers should plan accordingly: Price competitively, be patient and make the first impression count.
