Here's what changed and what it means for you:
📋 August 2026 — Limited reviews are gone. Every condo loan now requires a full review, meaning lenders look at the building's finances and condition — not just the buyer. This protects you from buying into a building with hidden problems.
💰 January 2027 — Condo buildings must keep 15% of their annual budget in reserves, up from 10%. That means better-funded buildings, stronger financial health, and far less risk of surprise special assessments down the road.
📉 And here's the bonus nobody is talking about: insurance costs are coming DOWN. Fannie Mae relaxed roof coverage requirements, and many buildings are already seeing lower premiums as a result.
