You've been told you need 20% down to buy a house.

On a $250,000 home in Dayton (which is a real number) 20% down is $50,000. That's a lot of years of waiting.

3.5% down with an FHA loan? $8,750. And there are programs that will possibly help you with that too.

Everyone talks about the Oregon District and I love the Oregon District. I still go there. So don't @ me bro.

I especially loved it in my 20s.

I am now in my 40s and my idea of a hot spot is Water Street District. So many activities. *Said in my Stepbrothers voice.*

Baseball at Dayton Dragons Professional Baseball Team. Buffalo chicken quesadilla at Brixx Ice Company. Rooftop views at The Foundry Rooftop. Local brews at The Dayton Beer Company and The Barrel House. Bowling at Pins Mechanical Co.. Dinner for everyone at The Silos and a late night slice at Mikey's Late Night Slice.

This is not a bar crawl. This is a whole life.

The mortgage market woke up and chose drama again. 🙄

Listen... are rates higher than they were when we were all baking banana bread and pretending Tiger King was a personality trait? Yes.

But does that mean buying a home is impossible?

Not today Satan. 😂

Here’s the part the scary headlines keep leaving out:

Ohio has programs helping qualified buyers get:

💰 down payment assistance
🔑 help getting into homes sooner than they thought

Some buyers are even seeing rates starting with a THREE.

A THREE, y’all.

All I really want to gain out of this post is a place to scream "Run Forrest Run" and to make some buyers' dreams come true.

My team is currently working with three buyers who are ready to buy and we've already done the homework. The right property just isn't listed yet. If you own one of these or know someone who might be thinking about selling, this is your sign to reach out.

🏘️ Buyer 1: Looking for a multifamily property, 2+ units, in Warren or Greene County. Highly qualified buyer ready to move on the right property.

🌾 Buyer 2: Wants an older farmhouse with character and acreage (around 10 acres) near Franklin. I don't know exactly what they're imagining, but I'm personally envisioning the Forrest Gump house. If I find this unicorn, they better let me run around the yard screaming "Jennaayyy." 🤣

🔨 Buyer 3: Hunting for a rehab/flip opportunity. 2 to 3 bed, 1 to 1.5 bath, 900 to 1,300 sq ft in East Dayton, Moraine, or West Carrollton. Open to other areas too. Small footprint, big potential.
None of these are on the market right now. That's exactly why I'm posting this.
