U.S. Housing Supply Reaches a Six-Year High
We’re seeing a noticeable shift in the housing market: by mid-Q3, new listings across the U.S. increased about 3% month-over-month, reaching the highest level in more than four years. Total homes for sale rose roughly 4%, marking the largest inventory since 2020. While buyer demand held steady—pending sales remained unchanged, closed sales ticked down about 1%, and prices set a period record—mortgage rates hovered near 7%. More homeowners are choosing to list, as rate lock-in pressure eases and life changes encourage moves. Sellers are adapting to a slower pace, which means buyers have more options and negotiating power. In fact, nearly 60% of homes sold below their original asking price by mid-Q3, giving buyers leverage on price, repairs, or closing costs. Even with elevated costs and steady demand, today’s market is more negotiable for buyers who are ready to make a move. As someone deeply familiar with the Cuyahoga County area, I’m always keeping an eye on these trends to help guide your decisions with confidence.
