Quite the journey these buyers have been on.
They were referred to me by past clients (their family), and we originally met walking through a modern farmhouse ranch they had stopped into during an open house in Southern Wisconsin. They looked at me and said… we think we want to write on this. And just like that, we were off.
Within about 4 hours we toured the home, drove back talking through pricing and strategy, connected with the listing agent to position a verbal offer, and sat down to write their very first offer together. We were literally at the signature line when I got the text… the seller accepted another offer. One of those moments that just feels defeating.
Instead of forcing the next thing, we got intentional. The goal shifted to newer construction in the Belleville area. We looked at a lot… on-market, off-market, different styles, different layouts… and nothing quite hit. So we asked a different question: what if we build instead?
We started exploring land, and like most land searches, it wasn’t immediate. Until one day, on the way to a showing, we came across it. About 40 acres split into 3 parcels with multiple build sites, right where they wanted to be. Life got busy, and by the time we were ready to see it, the listing had expired. I reached out to the previous listing agent, coordinated a private showing with the seller, and structured it as a single-party opportunity. We walked the land together, brought a builder out to look at topography… and that was it. They knew.
They just closed on their forever land. Not just a place to build a house, but a place to create something that lasts for generations. And now we start the build process… more on that to come.
