If you’re getting ready to buy a home, be aware: that mortgage calculator you’re checking out may not give you the full picture. 🚫

Mortgage calculators can be a useful tool for estimating monthly mortgage payments and helping homebuyers determine how much they can afford to borrow, but they’re not always accurate. They usually show you the amount for principal and interest, but there’s more to consider.

In addition to principal and interest, your monthly mortgage payment may also include other costs, such as property taxes, homeowner’s insurance, and mortgage insurance. These additional costs are typically included in what is known as a full mortgage payment. 💰

Talking with a lender will give you the best estimate for your monthly payment.

Getting ready to sell? 🏡 Fresh paint is one of the best things you can do to prep! 🖌️

A fresh coat of paint can make a room feel cleaner and brighter, which can help to give the impression that the home is well-maintained and in good condition.

Additionally, neutral colors are typically more attractive to buyers as they allow them to more easily envision their own personal style in the space. Feel free to ask me for some good color selections before you put the work in. 😁

It’s been a while since I’ve introduced myself around here. I’m Amanda, Realtor extraordinaire and self proclaimed champagne expert. 🤗 Here are 4 totally random facts about me:

👉My favorite food is Mexican. Especially sharing sheet pan nachos with my hubby.

👉I was born in Sauk Prairie and loved growing up in a small town.

👉My daughter and I are currently loving songs by Meghan Trainor.

👉One of my favorite things to do is travel. My most exotic travel experience was to the Maldives.

Should you call the listing agent when you find a house you want to see? 🙅‍♂️⛔️🚫

When home buyers are in the process of looking for a new home, one of the most important steps is to schedule showings with their own Realtor (hint, hint: that's me!!), and not another agent or the listing agent.

There are a few reasons why buyers should stick with their own Realtor when scheduling showings:

1️⃣ - Your buyer's agent is the person who is working on YOUR behalf and is most familiar with your needs and preferences. I will be able to provide valuable insights and advice during showings that another agent may not be able to provide.

2️⃣ - Your buyer's agent has a fiduciary duty to represent your best interests. This means that I am legally obligated to work in my buyers' best interests and to disclose any information that may affect my buyers' decision to purchase the property. Another agent may not have this same duty and may be more focused on their own commission or the seller's interests.

3️⃣ - You should schedule showings with your own Realtor to maintain continuity and consistency throughout the buying process. 💯 By working with the same agent from start to finish, you will have a better understanding of the market and the properties that are available. It also makes the process smoother and less confusing.
