Apologies for the following novel, but today’s closing is one I admittedly feel extra proud of. Having accepted a position at the UW, our buyers were on a tight timeline and looking for a pretty specific property: one with enough space for the whole family, in the Middleton school district, with a three car garage, nearby to biking trails, ideally on a cul-de-sac, and within 15 minutes of the UW.

That last parameter focused us down to the Stonefield neighborhood, and pickings in that area were slim for a while. But when this property came on the MLS in delayed status (meaning it wasn’t ready for public showings and only realtors could see the listing), I knew from the specs alone that it was going to fit the bill. I sent it to my folks and we submitted a sight-unseen offer within an hour. It took some persistence (and social capital), but we were able to get this one under contract before it ever hit the open market ☺️

House hunting can be an endeavor and a lot of my job is removing that stress from clients and taking ownership of their goals. Finding a property for my clients that checks literally every single box (and before it’s even really available) makes me feel like a treasure hunter striking gold, and calling to tell them the house was theirs was such a happy moment. Living just down the street myself, I can’t wait for them to move in and start enjoying their forever home in our beautiful neighborhood.

🍾 Wishing a happy closing day to Madison’s newest residents, Azara and Brian! They’re getting the keys to this *stunning* craftsman home and we could not be more excited for them to move in and start explroing the city. Being one block off Monroe Street and within walking distance to downtown, the arboretum, and so much more, were confident that these brand new Madisonians are going to absolutely love it here 😊

Securing this property was not only a whirlwind, but an exercise in trust. Azara and Brian were referred to us via a past client, and we met them for the first time only a few days prior to this listing coming up. Having had left Madison by then, we showed it to them via video tour and they trusted us enough to go after this house sight-unseen. The offer they put in was truly incredible and, after some high-stakes negotiating, they won out against eight other bids that had come in within less than 24 hours. Luckily, Azara and Brian loved the home when they saw it in person (not hard to do — just look at it), and officially became the new owners of this stunner today ☺️

Wishing Maria and Mike (and Odie!) many happy years ahead at 351 S Madison Street, a lovely craftsman home in Evansville that they closed on last week ✨

This 99-year-old farmhouse was exactly the kind of property they had set out to buy: one with character, charm, and enough projects for Mike (who’s a skilled carpenter) to take on. With beautiful hardwood floors under the carpet and ample space to redesign, they weren’t the only ones to see this home’s potential — they beat out eleven other offers to make it theirs! It really couldn’t have gone to sweeter people, and I can’t wait to see their unique vision for this home come to life in the coming years. It’s going to be a stunner.

Thanks to Maria and Mike for being such thoughtful and communicative clients (and for the Batch treats) — this transaction required work, but you were absolute delights at every step of the way.
