The fall market rewards accuracy more than any other season.

A home priced correctly in September sells in September. A home priced on hope takes a reduction in November, sits through the holidays, and closes in February for less than the correct number would have brought in the first place.

Buyers right now are patient and they are decisive, and those two things are not in conflict. They will wait a long time, and then move in a weekend when something is right. Pricing is where those two behaviors meet.

The number is a strategy decision, not a wish. We are happy to walk any owner through ours before they list.

School starts next week, and Madison changes character overnight. The morning traffic reroutes itself. Practice schedules go up on the fridge. Everybody’s Saturday is suddenly accounted for by nine.

We like this part of the year. Summer is spent away from the house — everyone is out, everyone is somewhere else. September brings people home. Back to the kitchen on a weeknight. The Saturday market, and then home for coffee and brunch. The first evening cool enough that being inside is the point rather than the compromise.

A house does its real work in the months nobody photographs.

There is one more long weekend in summer left, and the pool is still ready for you.

5090 Aspen Valley Court has spent the whole summer doing exactly what it was built to do. People in the water. Somebody at the grill. The good chairs claimed by four in the afternoon and held until dark.

September in Wisconsin is usually generous. October sometimes is.

This is the part of a neighborhood that never shows up in the listing. You learn it after you move in — the walk down through Vilas, the boathouse at the end of the season, the particular quiet of a lake for a morning paddle.
