The official May housing statistics indicate that, despite overcoming some very serious economic challenges, our quietly optimistic spring is still progressing.

For purchasers, the spring season has brought about some favorable developments. For the eighth consecutive month, listing prices nationwide decreased year over year, with a 2.4% decline in May.

This combination indicates that buyers are responding in kind and sellers are pricing to sell. Sellers are lowering their expectations before listing rather than setting their prices too high and then having to hunt down purchasers with further price reductions.

This is a crucial distinction since it indicates a more robust and practical market.
