Tragic, sad, and heartbreaking. Another horrific crime and includes murdering a Law Enforcement Officer. I’ve been upset since I heard about out it and wasnt sure what to post, or if I would post about it, but I can’t get it off my mind. I am sending prayers to the Snook Family, Friends, and the Delaware State Police, and for others hurt and involved. I would have been there within that time frame, scheduled to meet a client for a mobile home sale and title, but the client’s schedule changed. Wow, this has me thinking about always being alert and have a safety plan if possible. The world we live in now has too much anger, hate, and violence. I really pray and wish 2026 brings positive changes of Peace, Respect, and Genuine Kindness for Everyone!!! I am Thankful for all our Law Enforcement and First Responders.
I pray for your continued safety. 🙏🏼💙

🏡Tax Assessment Update🏡

New Castle County homeowners, you probably received a REVISED property tax bill this week.

The notice should have provided clarification with the Bill, but instead it caused more frustration, anger, and confusion so… Here’s what you need to know and hopefully clarifies for you…

1. This is NOT “ANOTHER Bill” to pay “In Addition to”. This bill replaces the one that is usually due September 30th, which ended up on hold pending further review of the assessment, process, etc.

2. IF you have a Mortgage, with an Escrow Account, your mortgage lender also received the revised bill, this will be added to your mortgage escrow, and your monthly payment will be adjusted, and your mortgage company will inform you of an adjustment / payment.

📝 RECAP: The first bill, typically sent in July (you may or may not have received a copy in the mail) was based on the NCC reassessment. This was put on hold for further review The county adjusted how property taxes were being calculated, which delayed the payment deadline (typically due Sept 30th). Now that everything has been finalized, the updated bill was mailed, and the revised Payment Deadline is 12/31/2025.

🟢 IF you Do Not Escrow in your Mortgage OR Do Not have a Mortgage: YES, you need to Pay the amount due by 12/31/2025 !!! 💰✍️📝

🔴 IF you Do Escrow in your Mortgage:
Log into your mortgage portal and check your escrow activity (or call your mortgage company). Your lender may have already paid the original bill and if there is an over payment due to the revision, you can call to request a refund of the difference or they will likely send you a refund once the system updates payment. If there is a shortgage due to the revision, you will receive a letter from your mortgae company requesting payment.

Officially SOLD today!! We went from Under Contract to Sold within a week. So happy to help my buyer client with negotiating a strong offer, negotiated new appliances and repair items, quick settlement, and coordinated everyone to close hours before the Thanksgiving Day holiday so he can move in while he has extra days off from work due to the holiday!!!
