🏡 AUGUST SETTLEMENT #4 — THIS ONE WAS A TRUE REAL ESTATE DOMINO EFFECT! 🏡
This one is extra special because these clients came to me through a referral from my dear friend and phenomenal lender Siobhan Gallagher Merritt — and there is no greater compliment than someone(especially a lender with 25 years in the business) trusting me enough to send their friends or family my way. ❤️
From the beginning, we had a very specific mission: sell their current home, purchase their next home, and get their family moved in time for the kids to start the school year in their new school. 📚🏡
Then came the curveballs.
Unforeseen circumstances completely outside of my sellers' control delayed us getting their home on the market. Meanwhile, our original timeline wasn't changing. That school-year deadline kept getting closer, the window kept getting tighter, and understandably, the stress was increasing by the day.
So we adjusted the plan, stayed focused, and kept pushing forward.
And then the dominoes started falling… FAST. 👇
➡️ Got their home on the market
➡️ Found their new home
➡️ Went under contract on the SALE AND PURCHASE THE SAME DAY
➡️ Settled on their sale
➡️ Two hours later, settled on their new home
➡️ And one hour after that, their sellers completed their own settlement
Three interconnected settlements, just hours apart. 🔑🏡➡️🏡➡️🏡
This wasn't luck. It took planning, constant communication, flexibility, cooperation and very precise coordination between everyone involved. When one transaction depends on the next — and that transaction depends on another — every piece matters.
And despite starting behind the timeline through absolutely no fault of my sellers, we accomplished exactly what we set out to do and stayed on budget. 🙌
They sold their home.
They bought their new home.
They moved into the school district they wanted.
And most importantly, their kids get to start the school year ON TIME in their new school. ❤️📚
