So for those of you that think real estate is easy and you can make a quick buck let me tell you the story about this one. It has been eight months of working and not getting a paycheck trying to get this house sold for my seller. We had a buyer and in May he got his commitment letter and the buyers attorney called the sellers attorney and SCHEDULED the closing for 5/29 at 2 PM because we had a COMMITMENT letter! My seller bought a brand new build in Florida and was scheduled to close on his new home on 6/1. Guess what? It fell apart a week before the closing. How does that happen you say?, because it does. It is never done until it is done. I cannot tell you the immense pressure that was involved in finding another buyer that was qualified and could actually make the purchase with NO contingencies, in addition to my poor seller convincing a builder who could sell that house out from under him in a heartbeat to wait another month or two or three for him to start all over with a new buyer. Not to mention he moved his whole family down there last August and you know what it's supposed to close today. Let's hope that it happens! Thank you immensely to Chris Shust for his hard work time and effort in making sure this transaction made it to the finish line.

Now take a look at this one. What is active is at $247 a square foot. What is sold is at 223/sq.ft which is the past couple of months and what is current at this time and under contract as we speak is at $204/sq.ft. You don't want to chase the market.

So for my sellers in Sullivan County take a look at this. The market this year is not what it was last year or the year before. We are at 7.1 months of inventory which means it's officially a Buyers Market. That means Do Not over price your house or you will be sitting. Look at the average median price. It is down to 299,000. If you want to sell price it right and it will move quickly otherwise you will be chasing the market. The numbers don't lie! 🏑🏑🏠🏠

For all of you that are home owners... get up in your attic at least once a year especially if you don't use it for storage. You could have leaks, mice, wasps nesting in your rafters your eaves, even mold, you just don't know. If you are using your attic for storage do not block the vents! It's important to have air circulation up there so you don't create mold. I had a seller with so much stuff in his attic that the vents were completely blocked and the mold was from one end to the other. Too important, and too expensive to fix when it could be easily prevented.
