Some homes ask you to grow into them. This one already moves the way you do, thanks to a split-level layout that gives every part of your day its own place to happen.

On the main level, light catches the hardwood underfoot while the kitchen, dining area, and living room flow together without a single wasted step. Custom built-ins add character to every corner, and the kitchen leaves you with all the counter space and storage you've been wishing for. Four bedrooms and two full baths sit upstairs, giving you all the room you could want. One level down, an extra bedroom and half bath open into a space that bends to whatever this year calls for: a private office, a home gym, a creative studio, or a guest suite for the people who come to stay awhile.

Outside, a fenced stretch keeps things easy close to the house, and beyond it, the rest of the lot is yours to fill with whatever comes next. Mornings out here come with birdsong instead of traffic.

You're set on a quiet country road between Warwick and Goshen, yet just minutes from that Hallmark village feel: wineries, orchards, farm stands, restaurants, and Main Streets built for slow Saturdays. Major routes keep NYC within reach, about 55 miles out. Close enough to keep, far enough to forget about most days.

Value like this, this much space inside and out, in this market, isn't easy to find. The price moved. The feeling didn't.

The porch is the whole reason you'll keep finding excuses to come back.

A Catskills weekend place in Livingston Manor on 4.71 level acres, forest rising behind it, at the end of a quiet road. Built in 2017, open and bright and ready to go, with a stacked stone fireplace that climbs to the vaulted ceiling and a kitchen that opens to all of it. Four bedrooms, two baths, a detached 2-car garage for the gear and the muddy boots.

But it's the wraparound covered porch you'll measure the weekends by. Coffee at the front rail while the hillside wakes up. The long light of late afternoon pools across the boards. The lawn opens flat and green in front of you, with the weather rolling in over the trees.

Hike the Frick Pond Loop or the Long Pond Trail in the Willowemoc Wild Forest. Pour a tasting at Eminence Road Farm Winery in Long Eddy or Bashakill Vineyards. A small-batch lager at Catskill Brewery on a Friday, wood-fired pizza at the Kaatskeller, a slow dinner at The DeBruce. Bethel Woods and a summer of lawn concerts, 25 minutes south of the original Woodstock grounds.

Just 2 hours from the city when the road runs clear. Close enough for long weekends, holidays up here instead of in a crowded terminal, and the workdays you'd rather handle from the porch.

You've toured the new construction. Every room blurring into the next, nothing yet with a story. This one is the opposite.

Standing since the 1880s and loved into every decade since, this Victorian farmhouse sits on better than an acre, behind dry-stacked stone walls, with a porch deep enough to lose an afternoon on.

Inside: wide plank oak and pine floors, original chandeliers, hand-hewn beams, a staircase worn smooth by hands long before yours. The kind of detail that cost a fortune then and now.

The big jobs are already done. New dual zone furnace, new hot water heater, new well pump and filtration, new shed, new roof and fresh siding. An oversized primary suite with three closets. A kitchen with oak cabinetry and Jenn-Air appliances. All that's left is moving in.

Four bedrooms, 2,882 square feet, Minisink Valley Schools, minutes from Middletown and Goshen, about 70 miles to Manhattan. Close enough, far enough.

This is the one you've been waiting on.

You stop talking when you walk in. That's what the ridge does.
It enters the room before you do, framed by a cathedral ceiling that climbs two stories to a whitewashed brick fireplace, with a loft railing crossing the air overhead to pull the upper floor into the same room. From every room and every deck, the valley falls open in front of you, the ridge rolls along the sky, and the treetops drop just below the deck line. Morning light arrives in long planes and moves across the room throughout the day.

Mornings start at the kitchen peninsula. Coffee while someone else is still upstairs. Dark horizontal-grain cabinetry that feels more European than suburban. The dining table sits right beside it under a sputnik chandelier, slider open, music moving out to the deck and back on the breeze. Whoever's cooking never leaves the conversation.

Afternoons happen outside, on layered cedar decking that steps down the slope in a series of outdoor rooms: a covered patio under exposed beams, a grilling level, a sun deck, and a bistro corner under an umbrella. Cable railing throughout keeps the view unbroken. You drift between them, settling wherever the light has settled.

Below the decks, the saltwater pool rests in a private pocket framed by topiary and trees, turning deep blue when the light catches it, the kind of pool you swim in before breakfast in July and forget to come back inside until lunch. Past it, a regulation tennis court sits twenty steps from the back door, with no one waiting for the next slot.

The walk-out lower level is where Saturdays expand. Marble tile that doesn't care if you walk in soaking wet, a long sectional positioned for the screen, and a room beside it with space for a pool table, a workout setup, a music corner, or whatever else you want it to be. Sliders return you to the water in two paces.
The sun sets in front of you rather than behind, painting the brick chimney first and then the loft above it. The decks hold the warmth of the afternoon longer than they should. You light a fire when the air cools, and the woods become the only soundtrack. No road. No porch light through the trees.

Brotherhood Winery, the oldest continuously operating winery in America, sits 15 minutes down 208. Schunnemunk's ridge trails at the eastern edge of town, Storm King Art Center, the Newburgh waterfront, the orchards and farm stands, and the Moodna Viaduct, catching October light, are all within easy reach. The Hudson Valley calendar fills itself once you live here.

The commute is what makes the rest of this honest. I-84 is 5 minutes away, I-87 is 10, Salisbury Mills on the Port Jervis Line is about 10, and Stewart International is 15. Manhattan sits roughly 60 miles south, about an hour and fifteen by car. Close enough to keep a city career and far enough that the property keeps your weekends.

You will not be measuring this one against the other listings you've recently viewed. You will already know it does not belong on that list.

There's a kind of quiet you can't manufacture. This Colonial has it built in.

𝗡𝗼𝘄 𝗼𝗳𝗳𝗲𝗿𝗲𝗱 𝗮𝘁 $𝟳𝟯𝟰,𝟵𝟬𝟬 (𝗱𝗼𝘄𝗻 𝗳𝗿𝗼𝗺 $𝟳𝟰𝟵,𝟵𝟬𝟬), this 3-bed, 2.5-bath sits on a generous stretch of land where soaring ceilings, radiant heated floors, and a kitchen island made for slow mornings replace the rush you've been trying to outrun.

Sixty miles from the city. A full exhale from everything else.

The price moved. The peace didn't.

The price just dropped on this one, and it deserves to be someone's home sooner rather than later.

$𝟮,𝟱𝟬𝟬/𝗺𝗼𝗻𝘁𝗵. 𝗪𝗮𝘀𝗵𝗶𝗻𝗴𝘁𝗼𝗻𝘃𝗶𝗹𝗹𝗲, 𝗡𝗬.

There's a covered porch here that will change the way you start your mornings. Picture your coffee, the quiet, and nothing on the calendar but a slow beginning to the day. That's the kind of home this is.

Inside, the light does something to the space. It moves through the rooms in a way that makes everything feel warmer, easier, more like yours. The kitchen is the kind you actually want to cook in. The ceiling fans hum softly in the background. The whole place has been cared for, and you can feel it the moment you walk in.

Utilities are not included, but here's what matters: the home is on municipal water and sewer, and you're heating with natural gas. No oil. No surprises. Just predictable, manageable monthly costs that are a lot easier to budget around.

And then there's Washingtonville itself. Brotherhood Winery a short drive away. Trails that pull you outside on a weekend morning. Local shops, good food, and a village that actually feels like a community. And when you need the city, Metro North puts Manhattan about 60 miles behind you.

This is Hudson Valley living at a price that just got even more within reach.

Stop in at 114 Turkey Hollow Lane before the weekend really starts.

Five acres of quiet in Livingston Manor. The porch faces the trees. The kitchen island holds Saturday morning like it was made for it. The primary bath is unfinished on purpose: you pick the soaking tub, the tile, every fixture. A walk-out basement waiting to become your workshop, your den, your bunk room for every person who's been asking when they can come up. A chandelier throws warm light over a dining table where Saturday night stretches longer than it has any right to.

The Willowemoc is down the road. The Catskill Fly Fishing Center is a few miles up DeBruce. Catskill Brewery is on Friday night. Kaatskeller is wood-fired pizza when you don't feel like cooking. And Manhattan is exactly 110 miles back the way you came.

This is the house you'll point to one day and say: That's when we got it right.

There's a moment when you pull off the road, and the house comes into view, and something just settles. If you've spent years in shared walls and thin ceilings and parking spots that were never really yours, you already know the feeling I'm describing. You've been picturing this. And here it is.

2.6 open acres that answer to no one but you. A solid, move-in-ready home where every room flows easily into the next, the eat-in kitchen pulls people in close, and the light tracks through the place from the first cup of coffee to the last light of the day. All on one level. No stairs, no compromise.

What updates is this place waiting on? That's not a catch. That's the whole point. Nothing has to happen before you move in. You settle in first. You learn where the morning sun lands and how the rooms feel in January. Then you make it yours, one weekend at a time, one choice at a time, every single one building equity you can actually see.

The walk-out basement is already partly finished and wide open to whatever you decide it becomes. Workshop. Studio. Home gym. A space that earns its keep someday. The two-car garage keeps cold mornings simple and finally gives your gear a home. And then there's the land. Real room. Fire pit. A garden that gets full sun. A dog running flat out across the yard. Privacy that never once asks you to close a curtain.

When you want the wider world, it's close. About 15 minutes to the clifftop trails and long views at Sam's Point, easy access to the Shawangunk Ridge Trail, and the quiet water at Bashakill. Weekends that fill themselves with tastings along the Shawangunk Wine Trail, ciders at Angry Orchard in Walden, apple picking at DuBois Farms, and Saturday mornings at the Pine Bush farmers' market on Main Street. The city is about 75 miles away. Far enough to feel like a different life. Close enough to keep the old one.

This is where renting ends.
