One thing I wish more first-time buyers understood is that your first house does not need to impress Instagram.

Sometimes the house with the dated bathroom, weird paint color and kitchen you wouldn’t have chosen, is the one that gets you into a payment you can actually afford.

Cosmetic problems and expensive problems are NOT the same thing.

I would much rather teach a buyer how to recognize the difference than watch them stretch themselves thin for pretty countertops.

Buy the things you can’t easily change. Location. Layout. Lot. Structure.

We can talk about the orange bathroom later. 🏡

Somewhere along the way, we turned homeownership into a milestone with an expiration date.

Bought at 22? Impressive.
Bought at 28? Right on track.
Still renting at 35? People start wondering what happened.

Except, nothing happened.
Life happened.

Some people spent their twenties raising kids.
Some were paying off debt.
Some went back to school.
Some changed careers three times.
Some started over with nothing.
Some simply weren’t ready to take on a mortgage yet.

And some people are going to buy their first house at 47 and stand in that empty living room just as damn proud as the person who did it at 24.
As they should.

Homeownership is an accomplishment because of what it takes to get there, not because of how young you were when you did it.
