Your real estate search doesn’t have to stop at the Midland city limits.

If you’re a first time homebuyer, relocating for work, moving closer to family, or you need to sell your current home before buying in another Michigan community, I’m happy to make the drive.

I work with buyers and sellers up to about two hours from Midland, Michigan. That means if the right house is in another city, we can go find it. If you need to sell here before making that move, we can build a plan for both sides so you’re not trying to figure it all out on your own.

Especially for first time buyers, my goal is to make the process simple. We’ll talk through financing, showings, inspections, offers, closing, and all the questions that come up along the way.

I put these signs out hoping someone walks through the door. Of course I want people through the listing, that’s the job. But open houses have become one of my favorite parts of real estate because sometimes the person who walks in isn’t ready to buy this house. They’re just ready to start.

Maybe they’ve been scrolling through houses online for months but haven’t talked to a Realtor yet. Maybe they don’t know what they can afford or even what questions they should be asking. An open house gives you a pretty easy way to take that first step. No appointment, no pressure, just come in, look around and ask questions.

Maybe this house is the one. Maybe walking through helps you figure out what you actually want. Maybe we end up standing in the kitchen talking for 20 minutes about how buying your first home works. All three are a win in my book.

I’ll keep putting the signs out because sometimes an open house isn’t where you find the house... it’s just where you finally start looking for your house.

One thing I talk about with buyers is the 80/10/10 rule.

80% you love.
10% you can change.
10% you’re okay with as is.

When you’re walking through homes, it’s easy to focus on the few things you don’t love and overlook everything the house gets right.

Instead of asking, “Is this house perfect?” ask yourself, “Does this home have the things that matter most to me?”

Paint can change. Fixtures can change. Flooring can change. Your priorities are what matter. Especially for first time buyers, knowing what’s truly important versus what can change over time can make house shopping a whole lot easier.
