February numbers are in for Tittabawassee Township and this month tells a better story than the last two.
10 homes sold. For February, that’s healthy activity. Buyers are out there.
What really stands out is pace and pricing.
Average days on market jumped to 62...nearly double last year’s average. Only 1 home sold above asking.
That breaks down to:
• 1 over ask
• 4 at list (85.5 avg days on market)
• 5 under list (111 avg days on market)
Buyers aren’t rushing. If a home is priced at the very top of the suggested market range, even with data behind it, they’re willing to let it sit.
It feels a bit like a standoff right now, one in which sellers are testing price ceilings, and buyers testing patience.
That said, one home did pend in 3 days and closed $25,000 over asking (-7% discount)
That says buyers will absolutely move... when they see value.
This isn’t a slow market by any stretch. It is however, an increasingly strategic one.
