Spring market is starting to boom!
We’re seeing days on market continue to drop, but there’s one piece of the market that stands out right now...homes priced $400K+ in Tittabawassee Township.
So far this year, 5 homes have sold in that range.
2 were over $700K… and the other 3 were under $450K.
Here’s the interesting part:
Those $400K–$450K homes are averaging 175 days on market.
That’s not something we’re seeing in other Mid-Michigan markets.
So what’s going on?
Is it buyers stretching a bit higher into new construction instead?
Is new build inventory pulling buyers in that bracket demand away?
Or are some of these homes priced based on build cost rather than true market value?
Truth is, it’s probably a mix of all three.
